What happens if the tenant does not pay their rent?

A: Rent is due on the 1st of each month and is considered late after the 5th. Any payments received after the 5th are subject to a 6% late fee in accordance with the lease agreement.

If rent remains unpaid after the 5th, we promptly issue a Three-Day Notice to Pay or Quit to any tenant with an outstanding balance. This formal notice is the first step in the legal process to ensure compliance with the lease terms and protect the owner’s rights.

If payment is not received or we do not receive communication from the tenant within the notice period, we move forward with escalating the matter to our attorney to begin eviction proceedings as necessary.
